Compare the space with the intended use

A beautiful address is only part of a successful business location. Before committing to an office or retail renovation, compare the existing premises with the way the business will operate. A tenant shell, a former office and a second-generation store can require very different construction scopes.

Gather available plans and walk the space with the appropriate design and construction professionals. Explain expected occupancy, customer access, equipment, storage and the opening plan. Genesis provides commercial construction and tenant buildouts in Boca Raton and the surrounding South Florida market.

Separate building conditions from finishes

Identify existing electrical capacity, HVAC, plumbing, fire and life-safety systems, restrooms and access routes. Determine which systems can be retained and which need review or replacement for the intended use. A cosmetic renovation and a change in business use should not be treated as the same scope.

For an office renovation, consider privacy, meeting rooms, acoustics, data and employee support spaces. For a retail renovation, review display lighting, fitting areas, checkout, deliveries and stock storage. These operational differences shape the construction plan.

Get the landlord criteria early

Ask for the landlord’s construction requirements, available base-building drawings, approval process and rules for deliveries and work hours. Clarify which improvements belong to the landlord’s scope and which belong to the tenant’s project. Identify any required contractors, insurance documentation or building-system interfaces.

Lease terms and responsibility for improvements should be reviewed with the owner’s leasing and legal advisors. The construction team can identify scope questions and building constraints; those findings should inform the business decision. Avoid assuming that a tenant allowance covers every part of the proposed fitout.

Account for approvals and access

Review the intended use with the appropriate authorities and licensed professionals before fixing an opening date. Building, trade, accessibility and fire requirements depend on the specific property and scope. Boca Raton publishes a commercial permit checklist as a starting resource; confirm the current process directly for the project.

Access also affects execution. Measure delivery routes, elevator limitations where relevant, staging areas and waste removal paths. An occupied building may limit noisy work and require protection of common areas. Include these constraints in pricing and schedule discussions.

Create a scope that can be compared

Organize the work into existing-condition investigation, demolition, building systems, partitions, ceilings, finishes, cabinetry, fixtures and closeout. Identify owner-supplied equipment and specialist vendors. Compare proposals against the same drawings, inclusions and assumptions rather than only the total price.

  • Define the intended business use and space plan.
  • Review existing systems and landlord criteria.
  • Confirm approval and inspection responsibilities.
  • Identify access restrictions and long-lead selections.
  • Separate tenant work, landlord work and owner purchases.
  • Plan testing, punch-list work and handover before opening.

Genesis can review the construction scope for an office, boutique or showroom at a commercial project consultation. A clear scope gives the business a better basis for its decisions.
